
The continuing expansion of logistics and e-commerce operations across the Philippines has strengthened demand for large-scale industrial facilities, a trend reflected in the recent full lease of the Silangan Warehouse complex in Laguna owned by SM Offices, the commercial property arm of SM Prime Holdings Inc.
The Silangan complex consists of two modern warehouse buildings with a combined gross leasable area exceeding 130,000 square meters. A substantial portion of the space—around 86,000 square meters—was recently secured through a long-term lease agreement, bringing the entire facility to full occupancy.
According to Alexis Ortiga, vice president and head of SM Offices, the growing need for efficient logistics infrastructure has made strategically located warehouse spaces increasingly valuable to companies managing large-scale distribution operations.
“Our warehouse facilities are designed to meet the needs of logistics operators that require scale, accessibility, and efficient movement of goods,” Ortiga said. “Location and operational capability are critical factors for companies managing high-volume supply chains.”
Positioned less than five minutes from the Silangan Exit of the South Luzon Expressway, the warehouse complex offers a strategic gateway connecting Southern Luzon to Metro Manila. The site is also within an hour’s drive from Makati, allowing logistics operators to quickly move goods to and from the country’s primary business districts and surrounding growth corridors.
Beyond its location, the facility incorporates design features intended to streamline operations. The warehouses include wide internal circulation areas capable of accommodating heavy trucks and delivery vehicles, as well as a cross-docking system that speeds up loading and unloading processes—an important feature for companies managing time-sensitive deliveries.
With the Laguna complex now fully occupied, SM Offices continues to expand its industrial property portfolio in response to the increasing demand for modern logistics spaces.
Available warehouse facilities are currently being offered in Pasig and Taguig, including a property located along C-5 Road that occupies a four-hectare site. The facility provides more than 20,000 square meters of warehouse floor area and includes mezzanine levels, multiple loading bays, and dedicated truck maneuvering zones designed for efficient cargo handling.
SM Offices is also exploring build-to-suit industrial developments across several strategic locations nationwide. Potential sites are located in Parañaque, Laguna, Cavite, Tarlac, Iloilo, and Davao, all positioned near major transportation corridors such as expressways, ports, and airports.
These properties are envisioned to support a wide range of industrial uses, including distribution centers, manufacturing support facilities, cold storage operations, and even data centers.
“As industries evolve, companies are placing greater value on long-term operational stability,” Ortiga added. “Our goal is to develop facilities that support these needs while strengthening the logistics backbone of the country.”
