The ₱10-million ceiling, however, does not mean every borrower automatically qualifies for the maximum amount. Loan approval remains subject to the member’s income and capacity to pay, credit evaluation, property appraisal, and Pag-IBIG housing loan requirements.
Qualified borrowers may secure financing of up to ₱10 million with payment terms extending up to 30 years. Under the current promotional offer, qualified loans above the socialized housing threshold and up to ₱4.9 million may receive a 4.5% promotional interest rate, while loans above ₱4.9 million and up to ₱10 million may qualify for a 5.75% rate. Applications for the promotional offer must be filed by December 31, 2026.
Pag-IBIG illustrates the potential savings through a ₱2.5-million loan payable over 30 years. At 4.5%, estimated monthly amortization is around ₱12,667, approximately ₱2,700 lower than under the previous 6.25% rate. Such savings can help families allocate more of their monthly budget to other priorities.

For buyers considering SMDC Symphony Homes, the promotional rate could be particularly relevant. Cheerful Homes, with units currently listed from ₱1.3 million to ₱2.1 million, and Cheerful Homes 2, ranging from about ₱2.3 million to ₱5 million, provide options across different household budgets.
Location also plays an important role. Mabalacat offers proximity to the Clark growth corridor and access to schools, healthcare, retail destinations, and major transportation networks. In Batangas, Symphony Homes communities include SunnyHomes in Padre Garcia and Primerarosa, Reginarosa, and Amorrosa in Santo Tomas. Tarlac options include SunnyVale, SunnyVale Premiere, and SunnyVale 2.
Ready-for-occupancy properties can also help buyers make more informed decisions by allowing them to visit the community, experience the actual space, and better imagine everyday family life before committing.
Ultimately, Pag-IBIG’s expanded housing financing is not simply about borrowing more. Its greater value is giving qualified Filipino families more choices.
