Megaworld Bets Big on Townships with Retail, Hotel Push

Megaworld Corporation is accelerating its retail and hospitality expansion, unveiling a pipeline of new lifestyle malls and commercial hubs that will add 30,000 square meters of retail space to its nationwide portfolio. The move reflects the Andrew Tan-led developer’s strategy to capture robust demand for leisure and retail destinations within its integrated townships.

In a recent regulatory filing, Megaworld said this initiative is part of its long-term goal of reaching one million square meters of gross leasable area (GLA) by 2030. By the end of this year, the company expects its GLA to grow by nearly 25 percent, hitting 600,000 sqm.

Among its flagship projects is The Shoppes at Park McKinley West in Taguig City, a two-story retail hub designed to bring together international dining favorites such as Ogawa Traditional Japanese Restaurant, Royal Indian Curry House, and Yakiniku Sudaku. Meanwhile, in Makati, the company is preparing to launch a lifestyle mall at Vion Tower, while additional retail spaces will rise in Alabang West, Las Piñas.

Megaworld is also venturing outside Luzon. In Boracay, the developer is set to open Newcoast Beachwalk, a retail and dining strip within its Boracay Newcoast project, targeting the steady influx of local and international tourists. “We are growing our leasing business by bringing our signature lifestyle mall concept to more locations while introducing new experiences that resonate with today’s consumers,” said Megaworld Lifestyle Malls head Graham Coates.

This strategy is already yielding results. Megaworld Lifestyle Malls posted a 10 percent revenue increase in the first half of the year, reaching ₱3.33 billion. The company also recently completed the expansion of Lucky Chinatown in Binondo, Manila, boosting its retail footprint there to 36,000 sqm with the launch of the new Imperial Wing.

Beyond malls, Megaworld is doubling down on its hospitality arm. By 2030, it expects to open seven new hotels across key townships, increasing its room inventory to 9,000. These include the 554-room Chancellor Hotel in Boracay Newcoast, Belmont Hotel Iloilo, The Kingsford in Bacolod’s Upper East, Savoy Hotel Palawan, Paragua Sands in San Vicente, Savoy Capital Town in Pampanga, and ArcoVia Hotel in Pasig.

By balancing mall developments with hospitality projects, Megaworld is positioning itself as a leader in integrated lifestyle experiences—ensuring that dining, shopping, leisure, and lodging all converge seamlessly within its townships.
